History

Neighborhood Renaissance is a nonprofit community development corporation committed to creating and preserving strong neighborhoods and homes within financial reach of Palm Beach County’s workforce. This mission is accomplished through the following activities:

  • Development of quality single-family homes, town homes, and multi-family homes
  • Training for first-time home buyers that includes credit counseling, mortgage qualification, and access to down payment assistance
  • Encouragement of the development of new businesses and job creation for the benefit of new and current residents


Since 1992 Neighborhood Renaissance has strived to improve neighborhoods and assist working families in achieving the dream of homeownership. During this history we have:

  • Provided small business training and assistance to approximately 150 businesses which resulted in the creation of over 115 new jobs
  • Invested over $8 million to revitalize Northwood neighborhoods and improve the quality of life for all members of the community
  • Developed the first combination commercial and residential project in Northwood Village
  • Assisted 60 households to purchase their first home
  • Provided housing counseling to over 1,000 individuals
  • Built 33 homes in the Northwood neighborhoods of West Palm Beach

Q:        What is the monthly condominium association fee?
           
A:        $250.00

Q:        What is included in the association fee?   
           
A:        The monthly fee includes the building up-keep, grounds keeping, business and fitness center maintenance, and insurance for the building and association, including liability, wind, and building shell.

Q:        Do I have to have perfect credit?   
           
A:        No, the housing staff of Neighborhood Renaissance will work with you to help resolve credit issues that may keep you from obtaining a purchase mortgage.

Q:        How much of a down payment do I need? 
           
A:        The amount to reserve a unit is $500 and is fully refundable.  But, the amount of funds that you will need to put down on the home varies from buyer to buyer due to the various discounts available. The marketing staff will work with you to determine the amount you will need.

Q:        What are the resale restrictions?   
           
A:        The homes of buyers that receive special discounts will be placed in a Community Land Trust to ensure that at resale the home’s sales price is affordable for the next family meeting the same purchase requirements as the original owner. There are no resale restrictions for market rate priced homes.

Q:        What is a Community Land Trust?
           
A         A Community Land Trust is a 501 (c) (3) nonprofit organization that makes homeownership affordable for working families and ensures that homes remain affordable for future first-time homebuyers by retaining title to the underlying land.  The cost of the land is then deducted from the sales price of the home. At closing, the individual homeowner enters into a renewable 99 year agreement with the Community Land Trust for the use of the land, the resale process, and the obligations of both parties to each other.  This covenant is then recorded with the mortgage documents. The contract also protects the homeowner by ensuring that the land held in the Community Land Trust cannot be sold.
